The art deco style Nevada Apartments were constructed between 1949-1951. The building features five levels of residential apartments, large rooms, concrete balconies, parquetry timber flooring and generous steel-framed windows.
We were engaged to undertake remedial investigations of the cantilevered balconies and steel frame windows and doors. Our investigations confirmed that the concrete balconies had deteriorated over its 70 years of life. In order to allow safe use of the balconies prior to the rectification process it became necessary to install propping to all balconies from ground to level 5.
To rectify the deterioration, our solution involved structural strengthening of many balconies, with some requiring full removal and reconstruction.
The original construction included solid masonry balustrades. Remedial works included the removal of the masonry balustrades and installation of a new light weight aluminum system.
The remedial project also included the refurbishment of the original steel framed windows.
This included the removal of existing lead paint, repair and/or replacement of corroded frames, replacement of glass, hardware refurbishment and the application of a high-quality paint system to provide long term protection.
