New two storey residence with lap pool.The building was unusual with an exposed pre-cast concrete frame. Izzat carried out structural design and documentation of the house, pool and landscape elements. Izzat worked closely with the precast concrete manufacturer in the detailing of the cast in-situ joints for the precast elements.

Site specific design challenges included slope stability issues, mine subsidence requirements and high wind loads due to the exposed location. The site topography created construction issues which were identified by Izzat, so the garage slab was design to support a crane during the construction process. Internally, there was several polished concrete floor slabs which required specific detailing.

Construction inspections were carried out at critical stages. The project was completed in 2012.
