Investigation and Remediation of The Dunes

The Owners Corporation of the Dunes Apartments engaged Izzat Consulting Engineers to investigate concrete spalling and delaminating render on the facade, balconies and ramps of the 40 year old residential apartment building. Located in Fingal Bay, Port Stephens, the building is located in a marine environment, less than 200m from the beach.

Izzat undertook detailed condition investigations for the building, discovering that there was corroded steel reinforcement close to the surface causing the spalling and delamination of render. A risk assessment was undertaken to identify areas of the building that were at the highest risk for building occupants, and hence repair recommendations were provided with repair items prioritised.

Concrete ramps were identified as the most hazardous item, and the design of replacement ramps is currently being completed by Izzat.
